House prices continue to rise in the Greenhorn Valley. The sellerís market we are currently experiencing has caused the average sale price of homes in our valley to increase over the past couple of years. This is great for sellers (the few left that havenít sold yet); however, this also makes it difficult for middle class buyers who would potentially move to the valley. If a home buyerís budget is under $200K, they would only be able to consider less than 10 houses that are currently on the market in that price range. In addition, the rental market is extremely tough in our valley with virtually no available rentals on the market. With the current market conditions, home buyer's with a budget less than $200K and rental candidates would be hard-pressed to find housing in our valley. The questions remainsÖ how long will this last? After analyzing the current market statistics I would guess that these higher prices are going to be around for awhile. We have not added significantly to the supply of new homes in the valley in recent years and the number of homes going on the market has been low. If these conditions continue, we will continue to have a tight housing market in our area.
