First it was toilet paper, then food items, then bicycles, and now houses for this year’s shortage list. Housing markets are strictly forces of supply and demand. There is only one way to increase the supply; build houses. So far this year, there has only been six new single-family home building permits issued according to Pueblo County Regional Building Department as of August 25th, 2020 in the Rye/Colorado City area. It may appear that more homes than that are being built currently, however, some homes currently under construction may have had a permit pulled in 2019 or are being built without a permit. Having permits pulled for only six homes this far into 2020 tells us that builders do not have confidence in a sustaining market at this time, or the profit margin is not quite at a level that would encourage new builds. As for now it appears like we will have very little supply and an increased demand for at least the next year, making houses one more item to add to the list of items that are scarce during these turbulent times.
